A town built high, and built a long time ago
Katoomba sits at about 1,017 metres, which is the highest urban concentration on the ridge and the hardest climate on it. Frost is routine on winter mornings, settled snow arrives two or three times in a typical season, and the long-term Bureau of Meteorology average for rainfall here is around 1,400 millimetres — well above the coastal plain, spread across all four seasons.
The building stock is old and good: Federation Queen Anne and bungalow cottages through Lurline Street, art deco shopfronts and houses along Katoomba Street, the surviving late-Victorian guesthouse scale around the Carrington, the 1897 court house. Several of the conservation areas listed in Blue Mountains LEP 2015 cover this town — Katoomba South, Crown Village, Grimley Estate and Norths Estate among them.

What fails on a Katoomba roof
Freeze-thaw cycling, mostly. Water soaks into the bedding mortar under ridge and hip caps, freezes overnight, expands, and breaks the mortar apart from inside. Do that for enough winters and the pointing turns to powder, caps start to rock, and rain enters at the highest line on the roof and runs the full length of the framing before you see anything on a ceiling.
The second pattern is what the fog does. A roof here can sit in cloud for days, so the shaded southern pitch never dries and moss and lichen take hold properly, lifting tile edges as they go.
- Crumbled ridge and hip pointing — the most common job in town
- Moss and lichen on south-facing planes
- Flashing failure at brick and sandstone chimneys
- Valley irons clogged with leaf and bark, then corroded
- Condensation under metal roofs on frosty nights
Heritage, honestly
In a conservation area, material, profile and colour are part of the quote conversation rather than an afterthought. A short-run corrugated profile in a muted colour usually sits right on a Federation roofline; a wide-rib sheet in a bright colour usually does not. We will tell you at the inspection whether what you want is likely to need a development application.

We work the same streets at Leura just east, Medlow Bath to the west and Blackheath beyond it. Start with roof restoration if the roof is tired rather than leaking, or roof repairs if water is already coming in. Full list on where we work.
